- Monthly COA dues currently at $0.265 per square foot of unit floor area as of January 1, 2024
- Artie Lee (4 stories) was completed in 2006
- Ruby May (3 stories) was completed in 2007
- Approx. 25,000 gross square feet per building
- Facades
- All brick, except for the top story in each building, which is siding.
- Structure
- Wood construction on post-tensioned concrete-framed garages and spread footings
- In 2022, we levied our only one-time assessment. We spent about $90,000 to hire USS to installed roughly 30 steel piers beneath the edge of the Ruby May back driveway where a foundation was missing and the slab was rotating and settling. Since then, the driveway has completely stabilized and is no longer rotating and settling
- Attics and Roofs
- Asphalt shingles on rigid-board insulation, installed 2011
- Spray-foam insulation installed in all attics September 2016. Note we took out a $100,000 loan for this project which will be fully paid off in 2027.
- Internet
- Google Fiber was installed January 2017, but Comcast and AT&T are also available. Note we have no common area internet - only in-unit
- Security
- One server in each building connected to 4 cameras apiece. Footage is stored on a 6 month loop.
- Landscaping
- Mix of species and trees, irrigated by standard sprinkler multi-zone systems controlled by Rainbird weather sensor/timers
- Energy
- Lighting
- All common area lighting is LED.
- Garage lighting, entry lighting, and courtyard lighting are on astronomical timers.
- Elevators
- Artie Lee: ThyssenKrupp TAC-20 hydraulic elevator installed 2005, serviced monthly by TKE, monitored by Kings III
- Ruby May: ThyssenKrupp TAC-20 hydraulic elevator installed 2007, serviced monthly by TKE, monitored by Kings III
- Fire Protection
- Fully sprinklered. Dry system in garages, wet system above in residential areas.
- Fire Monitoring:
- Vector Security (formerly ADS). Fire alarm systems are linked to FireLite panels, model MS9050 UDs
- Common area split system HVAC
- (Goodman brand 1 and 2.5 ton units w/R-410a) fully replaced November 2016
- Unit Elements:
- Packaged HVAC units within each condo. Note we have had challenges with draining the package HVAC unit systems properly. To address that challenge we have cleaning guidance and flushing guidance.
- Hot water heaters within each condo. Some units have standard tank water heaters, others have elected to install tankless
- Balcony framing is mostly an in-unit element
